所谓市场比较法是指通过比较被评估资产与近期售出相同或类似资产的异同,并将类似资产的市场价格进行调整,从而估算被评估资产评估值.市场比较法评估技术思路如下:
1在同一供需圈内的类似地区,广泛搜集房地产买卖的实例.
2从房地产买卖例中选取符合条件的交易实例作为参照标的,具体条件如下:
a、与被评估资产的用途相同的交易案例;
b、交易案例的价格类型与被评估资产的估价目的相同;
c、交易案例必须是正常交易,或可修正为正常交易;
d、与被评估资产的建筑结构相同或类似;
e、交易案例的交易日期与被评估资产的价格时点较接近.
3将被评估资产与参照实例进行比较,对影响房地产市场价值的交易情况、交易日期、区域因素和个别因素等四个方面进行修正,求取被评估资产比准价格(即重置成本).
